Inside choicest property locations in Kano

Kano State, located in the North West of Nigeria, is the commercial nerve centre of the region. It has three major exit or entry points. On the Eastern part is Maiduguri Road which leads to Jigawa, Bauchi, Gombe, Yobe, Maiduguri and other states in the North East. On the North is Gwarzo Road which takes one out of the state to Katsina, Zamfara, Sokoto, Kebbi and other states, and in the South is Zaria Road which takes one to Kaduna, Plateau and the FCT, down to the Southern and Eastern parts of the country.

In this report, Daily Trust looks at the choicest property locations in Kano where developers are trooping to sink their investments.

Nassarawa GRA

This is one of the most expensive areas in Kano. It is the oldest residential settlement for the elite and people in authority. To date, Nassarawa GRA has maintained its exalted place as the most expensive and hard-to-get property destination in the state.

Initially adorned with pre-colonial buildings and large compounds, today Nassarawa GRA wears a new look as the buildings are being transformed into modern ones.

Railway Estate

It is one of the trending areas in Kano which attracts property investment in the state’s metropolis. Located within the Railway Quarters bordering Audu Bako Way and linking the popular State Road in Nassarawa LGA, the estate is regarded as a no-go area for the masses owing to its high cost and formal structure.

Railway Estate is among the most secure, expensive and developed property areas in Kano, making it attractive to top government officials, business moguls, investors, and even foreigners.

The area is special and attracts property investment because of its proximity to Nassarawa GRA, the government house and the special security the area has enjoyed since the colonial era. The majority of those who rent houses there are foreigners, as a flat costs between N4m and N8m per year, while a house measuring 50×50 costs between N100m and N300m.

An architect, Sulaiman Musa, said, “The development in estate building and new layouts in Kano is owing to the modern development in property which paves the way for new areas to emerge.

“The metropolitan areas are now congested with people, and in some areas, they have tampered with the master plan, which further affects their chances of developing. Also, security challenges have contributed to the congestion in Kano, which paves the way for the establishment of new layouts.”

Hotoro GRA

Emerging choice destinations from the Maiduguri Road axis begins with Hotoro GRA, one of the oldest GRAs in the state, and is an expensive destination to live in. After Nassarawa GRA and peak places like Railway Estate, Hotoro GRA is one of the choicest locations in Kano one can live a comfortable life in.

Jaba

Jaba is also located in Nassarawa LGA, sharing borders with Ungogo and Fagge LGAs. It is one of the most sought-after destinations, mostly by influential people from the Southern and Eastern parts of the country.

Dominated mostly by non-indigenes, especially the Igbo, the area is neighbouring the Aminu Kano International Airport (MAKIA).

Additionally, Jaba is booming because it is surrounded by various security formations such as the Bukavu Army Barracks, the Nigerian Air Force (NAF) Base and a police facility.

A piece of land goes for about N50m, while in other places around the area, it goes for N10m to N20m.

Tudun Yola

Tudun Yola, as fondly called by residents, is one of the most sought-after locations. With some of its parts in Gwale LGA and others in Ungogo LGA, the area is categorised into A, B and C. It attracts people because of its proximity to the popular Gwarzo Road in the Kofar Kabuga area and a recent ring road surrounding the state from its entrance through Zaria Road to the exit area in Dawanau in Dawakin Tofa LGA.

The most expensive part is Tudun Yola C, followed by B then A. Tudun Yola C is expensive because the layout is entirely different from B and A. It has a European design, with the houses numbered, the streets named, with electricity supply, water and a good provision for security.

Sharada

Sharada is another choice location for residents and well-to-do individuals. With the community divided into three, phase one, phase two and phase three, it has since become one of the most sought-after for the privileged.

Sharing a boundary with the Sharada Industrial Area makes it more appealing and quite expensive. The areas in Sharada include the Badawa Layout, with a lot of the elite and businessmen residing there; Bompai; where the state police command is; NNDC Quarters, for some highly placed government officials, with most of them retired; and the CBN Quarters.
